Curb Appeal of your Home
Once you have decided to sell your home, making improvements to your home will help you in the preparation of putting your Denver Property on the market. An interesting thing seems to happen to Denver homeowners when they decide to sell their Denver home. They immediately start making a lot of improvements they meant to do all those years, but never got around to! With the competitive Denver Real Estate market offering a home for every type of buyer there is, it is important to do everything you can to make your Denver home stand out.

Even if you don’t know much about selling your home, you will be a step ahead of the rest if you consider "curb appeal" to your Denver Property. Curb appeal is what will cause encouraging prospective buyers to stop, look at, admire and desire your property. It is the overall attractiveness of a home when viewed from the street. The goal, of course, is to have great curb appeal so a potential Denver buyer is hooked when they first drive up to the property and see the home. If they fall in love with your house at first glance, many homebuyers will often overlook "problem" areas, increasing your chances they will make an offer on your Denver home.

There are three common elements to the outside of every home. There is the Form, or the actual shape the structure takes, the Decoration, meaning the trim and other elements added mainly for appearance’s sake, and the Color of the Denver home. The easiest, and least expensive change to make is the color of your property. However, when it comes to color, almost everyone has a different opinion on what colors they would chose given any surface object. In the case of your Denver property, you must acknowledge this fact when considering the paint scheme. In other words, just because you like deep burgundy does not mean most potential buyers will!

When choosing the color to paint the exterior of your home, the key is to go with a color that does not clash with the other properties on your block. We have all seen the Canary Yellow home on a quiet residential street and have wondered who in the world chose that color and why in the world they would choose it! While a unique color may look good on the house in the abstract, it can easily become an eyesore in the neighborhood. Take a tour of your neighborhood. Look at homes you like, in a similar style to yours, for color inspiration. Ask yourself if you would like your house to blend into the surroundings or if you would like your home to stand out.

By making the right color choices, you can emphasize attractive details, minimize less appealing features, and actually change the entire appearance of the exterior of your home. Sections where you want the buyer to focus their attention on, or features that make the exterior of your house unique, should be painted in a darker color. Conversely, utilitarian areas such as sizeable areas of the exterior of the home should be painted in a lighter color. This strategy will draw the eye of potential buyers to the appealing sections of your home and away form the utilitarian areas.


There are three different color schemes you can choose for your home: Whites, Midtones and Deep colors. Whites will call attention to the outside of your home, and play well with almost any other color, architectural style or setting. Midtones, which is the most popular choice for home exteriors, add warmth and visual depth. A rule of thumb is to choose contrasting colors for walls and trim. Lastly, deep colors will absorb light and reduce mass, yet these colors will give your home substance. They also help to "integrate" your home visually into its setting. Accentuating the trim in lighter colors will then spark visual interest in the homebuyer.

These are just a few ideas to consider when choosing colors for the exterior of your home but most importantly have fun with it and take your time, the colors should be pleasing to you!
